People have said they are waiting for the market to improve before they buy. Is not the fundamental concept of economics to buy-low and sell-high? In the 90's the value of homes increased at an unprecedented rate. Homes increasing in value is great for home sellers, but expensive for home buyers. Home values have plummeted. Those people trying to sell their home who purchased their homes during this unprecedented increase are in trouble. Because the market decreased, they owe the bank more than the home can sell for. Either the seller can fork up the cash to pay for the deficiency, or the bank can accept less than what is owed; referred to as a short sale. In the cases where the bank did not approve the short sale, or the homeowner just stopped paying their mortgage due to a financial hardship, many of the homes were foreclosed upon. Because home values are low, and the interest rates have dropped, there has never been a better time to buy a home. The U.S. Government is also offering eight-thousand dollars for first time home buyers. If you are a first time homebuyer, in order to take advantage of this free government money, you must close on your home prior to October 2009. As the months go buy, home values are increasing, and interest rates are also increasing. Every month that you wait, the payment on the same home is increasing exponentially.
