Round Rock Ranch is located on the East side of Round Rock just over two miles from IH35 on Gattis School Road. There are over 700 homes, two community centers with two neighborhod pools. When I set out to purchase my current home, I was looking to find an established subdivision with adult trees, well manicured yards, quiet streets, lots of cul-de-sacs, large lots, great schools, all at a price that was in the low 200’s. Personally, I seem to love the small neighborhood vibe, large homes, and homes that are set back on the lot providing a nice roomy front yard. Looking for a home for myself turned out to be quiet challenging. I realized that I have probably driven every street in the tri county area, but I never really paid attention what “I like”. I always drive the areas from my client’s perspective and not my own. After about three months of searching, I came across a subdivision that I had listed homes, sold homes, and driven through a hundred times. As I was driving through, I released it was in a subdivision that truly matched everything I was looking for and the prices were lower that I had budged on. The subdivision is near the toll road in round rock, and is called Round Rock Ranch. The Round Rock Ranch Subdivision in Round Rock Texas is a community of roughly 700 homes. It has well manicured lawns, adult trees, walking paths, two community amenity centers with two outdoor Olympic size swimming pools, and it mostly owner occupied. The Round Rock Ranch Home Owners Association is one of the most active HOA’s in the area. The RRR HOA has tackled the Round Rock ISD on more than one occasion and came out the other end victorious. As communities grow and change the local ISDs have to keep up with the demand. The Round Rock ISD has created a boundaries committee in order to attempt to mitigate the overcrowding at various schools in the district. Dr. Chaves, the Round Rock ISD Superintendent, has overseen all of the new schools that have been built in the district for the last few rounds of bond proposals. He has a theory that schools should be built under capacity in a young community because as they age, the number of students in that community decline over time. Currently, almost every school in the Round Rock ISD is overcrowded. The ISD has implemented temporary portables, and is now trying to move the boundaries around to help with the overcrowding issue. The Round Rock ISD targeted our Subdivision and tried to attach our subdivision to a school that would definitely be a step down for our community. The Round Rock Ranch homeowners bounded together, and put up a strong, focused, and methodical approach and in the end we won.
